Design Build Process Steps

Initial Consultation
Cheney-Bay-USVI-BridgeThere is no charge for the initial consultation. We will meet with you at your home to discuss what you want done and define the budget you have in mind. We will take measurements and photographs of the home we will be working on. This appointment typically takes 1 -2 hours. We ask of you to make a list, (your wish list) prior to this appointment of what you want done. Tear out pictures from magazines, print out pictures from websites such as Houzz.com so we can garner an understanding of your personal style and finishes you like. Please keep in mind that sometimes everything you put on the list may not be feasible, or within your budget, so mark your list with the items that are most important to you. Establishing a budget is key to the success for the design build to work. Our goal is to create a design that will blow you away, not because our design exceeds your budget.

Preliminary Design and Stipulated Price
In 2 weeks we will meet with you again to present the preliminary design. We will discuss any and all concerns and take detailed notes on your desired changes. We expect that the initial rendering we present will be modified before meeting your final approval. Again, there is no charge for this.

Partnership Agreement
We will meet with you to present the final design and price. A written proposal outlining the scope of work that will be done for your project will be presented to you along with the stipulated price. Attention to all the details during this phase insures that we will build your project without any surprises.

Contract Signing & Scheduling
The construction contract is a fixed price contract based on the written scope of work, selections that have been made and any identified allowances. Any changes made after this will only be those requested by you. If you do make changes, we will tell you the cost and get your approval before we proceed. Once you have signed the contract, we will discuss scheduling and assign your start date.

Construction
During the construction process we will be in contact with you to ensure that all your questions are answered, concerns addressed, and any requested change orders implemented promptly. You will be walked through each phase of the construction process before, during and after it is completed. We will not move on the next phase without your approval.

Punch List
At the end of your project we will complete a comprehensive walk-through of the project with you. We will take detailed notes on any remaining issues or concerns and create a “punch list”. This list will be completed as efficiently as possible before final payment is received.

Close Out Package
Once your project is completed we will provide you with a close out package that includes all the warranty information on all appliances and products from the factory.
